Metal roof replacement for rusting Perth roofs

Old iron roofs fail at the edges first: laps, fixings, gutters and flashings. Once rust is through the sheet, re-sheeting is usually the sensible fix.

Metal roof replacement in Perth

Metal roof replacement means removing rusted or failing steel sheeting and installing a new steel roof, with new fixings, flashings and usually gutters. Roofing Perth arranges metal roof replacement throughout the Perth metro area for houses, granny flats, patios and sheds, through independent local roofing contractors. The quote follows an on-site look at the roof and the ceiling space.

Where old steel roofs fail

Metal roofs in Perth rarely fail evenly across the whole roof. Look for:

  • Laps and side overlaps, where water and salt sit between sheets.
  • Fixings, where old nails have lifted or rusted and the washers have perished.
  • The gutter line, where sheet ends stay wet and debris collects.
  • Flashings and cappings, especially where different metals meet.
  • Under shade, where rain does not rinse salt and dust off.

If you can see daylight through sheets from inside the roof space, or rust stains spreading from screws across the sheet, the roof is close to the end.

Choosing the new sheets

Most replacements in Perth use Colorbond steel. Choices to make:

  • Profile. Corrugated for a traditional look; wider trapezoidal profiles for low pitches and long runs.
  • Colour. Lighter colours reflect more summer heat; darker ones show less dirt. Some strata schemes and estates have rules. Our Colorbond colours guide covers the trade-offs.
  • Grade. Near breaking surf, ask about a steel grade made for severe marine environments. BlueScope publishes guidance by distance from the coast.
  • Fixings. Screw class must suit the environment. Cheap fixings rust long before good sheets do.

Doing it properly underneath

Re-sheeting is the time to fix the parts you cannot reach later:

  1. Replace battens that have rotted or were never fixed well.
  2. Add an anticondensation blanket. It cuts rain noise, reduces heat gain and stops condensation dripping from the underside of the sheets on cold winter mornings.
  3. Check roof space ventilation; a whirlybird or ridge vent may help in summer. See roof ventilation.
  4. Make sure every flashing is compatible with the new steel. Lead and copper should not drain onto Zincalume.

Asbestos

Some older metal-roofed homes have asbestos cement in eaves, gables or patio roofs. If the contractor suspects asbestos anywhere the work will disturb, it has to be dealt with first. See asbestos roof replacement.

Looking after the new roof

A new steel roof needs little, but not nothing. Rinse areas that rain does not reach, such as under eaves and verandahs, especially near the coast. Keep gutters clear so sheet ends do not sit wet. Remove swarf and offcuts left by other trades, because they rust and stain the sheets. Do not let copper pipes, lead flashings or air-conditioning condensate drain onto the roof.

Compare quotes properly

What a metal roof replacement quote should cover

  1. Sheet profile, colour and steel grade for your distance from the coast
  2. Fixing type and spacing for the wind exposure of the site
  3. Batten check and replacement, and any frame repairs
  4. Anticondensation blanket and whether ceiling insulation is topped up
  5. Ridge, barge, apron and wall flashings, all compatible with the new steel
  6. Gutters, downpipes and box gutters if included
  7. Disposal of old sheets and a magnet sweep for screws
FAQs

Questions people ask before they commit

Can rust on a metal roof be treated instead of replaced?

Light surface rust on sheets that are still solid can sometimes be treated and painted, buying time. Once rust has eaten through at laps, fixings or the gutter line, treatment does not restore the steel, and leaks will keep appearing. A roofer can push a screwdriver test on suspect areas and show you.

Why is my metal roof rusting near the coast?

Salt carried on sea breezes settles on the roof and stays wet with morning dew, especially on areas that rain does not wash, such as under eaves and overlaps. Steel near the coast needs a grade suited to marine conditions and fixings to match. Ask what grade the roofer recommends for your location.

My new metal roof creaks in the afternoon. Is that normal?

Steel expands as it heats and contracts as it cools, so some ticking on hot days is normal. Loud bangs or creaks can mean fixings are too tight or sheets are too long without allowance for expansion. Mention it to the roofer early.

Do I need to replace the gutters at the same time?

Not always, but old gutters on a rusting roof are often in similar condition, and replacing them together is cheaper than coming back. Gutters must also be compatible with the new roof steel to avoid corrosion where water runs off.

What profile should I choose?

Corrugated suits traditional homes and gives a softer look. Wider trapezoidal profiles suit lower pitches and longer runs because they carry more water. The roofer should confirm the minimum pitch for the profile you choose.
