Replacing worn tile roofs on Perth homes

Concrete tile roofs from the 1960s to the 1990s are reaching the end of their useful life across Perth. The choice is new tiles, or steel.

Tile roof replacement in Perth

Tile roof replacement means stripping a worn concrete or terracotta tile roof and replacing it with either new tiles or Colorbond steel. Roofing Perth arranges tile roof replacement across the Perth metro area through independent local roofing contractors. Every job starts with a contractor on the roof and in the ceiling space, and the quote names the material, the battens, the sarking and every flashing.

Why Perth tile roofs wear out

Perth has a lot of brick-and-tile housing, and most of it was roofed in concrete tile. Decades of strong sun wear away the surface coating, after which the tile absorbs water, grows lichen and becomes brittle. Meanwhile:

  • the mortar bedding under ridge and hip caps cracks and lets caps rock loose;
  • pointing compound dries out, splits and lets water into the bedding;
  • valleys rust or fill with leaves and overflow under the tiles;
  • older homes often have no sarking, so any leak goes straight onto the ceiling.

Terracotta lasts longer as a material but suffers the same problems with bedding, valleys and broken tiles.

Option 1: new tiles

Re-tiling keeps the look of the house and the quiet of a tiled roof in heavy rain. The process is:

  1. Strip the old tiles and bedding.
  2. Inspect the frame and replace battens.
  3. Lay new sarking, dressed into the gutters.
  4. Lay new tiles, with clips or fixings as required for wind.
  5. Fix ridge and hip caps, bedded and pointed or mechanically fixed with a dry ridge system.
  6. Replace valleys and flashings.

Re-tiling is heavier and slower than steel, and the frame must be able to carry the load.

Option 2: tile to Colorbond

Most Perth owners replacing tiles now choose steel. Battens are changed to suit steel, an anticondensation blanket goes under the sheets, and fascia or eave details are adapted where tiles used to overhang the gutter. See Colorbond roofing and re-roofing for how that conversion works.

Consideration New tiles Colorbond steel
Weight on the frame Heavy Light
Install time Longer Shorter
Rain noise Quiet Quiet with a good blanket
Minimum pitch Steeper pitches only Suits low pitches
Coastal exposure Tile body unaffected; fixings matter Grade chosen for distance from surf

Bushfire-prone areas

In the Perth Hills and other areas mapped as bushfire prone, new roofing may need to meet a Bushfire Attack Level under AS 3959, which affects sarking, ember sealing and some materials. Check with your local government before choosing.

Permits

Changing roofing material can affect whether a building permit is needed. Check with your local government's building services, and read our building permit guide. For price bands, see the roof replacement cost guide.

What to expect on the day

Expect noise, dust in the roof space and a skip or truck on the driveway while tiles come off. Move valuables away from manholes and cover anything stored in the garage.

Compare quotes properly

What a tile roof replacement quote should cover

  1. Strip-out and disposal of the old tiles and bedding
  2. Battens checked and replaced at the right spacing for the new material
  3. Sarking type and how it is lapped and dressed into gutters
  4. Tile range or steel profile, colour and grade named
  5. Ridge and hip capping method: bedded and pointed or mechanically fixed
  6. Valleys, flashings and penetrations replaced
  7. Gutter and fascia changes needed at the eaves
  8. Scaffold, edge protection and clean-up
FAQs

Questions people ask before they commit

How long do concrete roof tiles last in Perth?

The tile body itself can last a long time, but the surface coating wears away under years of sun, after which tiles become porous, grow lichen and turn brittle. The ridge bedding and pointing usually need attention well before the tiles fail. A roofer can tell from a close look whether your tiles are still sound.

Can I just restore the tiles instead of replacing them?

If the tiles are sound, re-bedding the ridges, replacing broken tiles and cleaning can extend the roof's life. If tiles crack every time someone walks on them, or the battens have sagged, restoration is usually money spent on a roof that still needs replacing soon.

Is terracotta better than concrete tile?

Terracotta holds its colour because the colour is fired through the clay, and it tends to age well, but it costs more and is brittle under foot. Concrete tiles are heavier and rely on a surface coating. Both are heavy compared with steel.

Do new tile roofs need sarking?

Sarking under tiles is strongly recommended and is now common practice, because it catches wind-driven rain and dust that gets past the tiles and adds a reflective layer against summer heat. In bushfire-prone areas it may be required to meet the site's Bushfire Attack Level.

Why do most Perth owners switch from tile to steel?

Weight, speed and heat. Steel is far lighter, goes on faster, has fewer joins for wind-driven rain, and lighter colours reflect a lot of summer heat. Some owners still choose tiles for the look and the quiet, and both are reasonable choices.
